heart of Piemonte, (Piedmont North of Italy)
in a fertile plain surrounded by the crown of
the Alps Mountains. Located in the historic
part of a quiet countryside village, the house

preserving the thick bearing walls and the
brick cellar of the original, old dwelling.
Structured on 3 floors and completely
renovated according to the latest energy-
saving criteria, the house has an area of
275 square meters. Two main, independent
entrances on the ground floor, the first of
which accesses a wide open-space, a
lavatory and a boiler room. An old-fashioned
staircase descends to the brick arched-
roofed cellar of great architectural value.
The second entrance leads to a hall
connecting with an open-space and to
another two rooms on the same floor, a
convenient storage room and an entrance to
the garage. The tile-floored garage allows
parking of two large cars. A staircase leads
to a bright, elegant living room of 80 square
meters on the first floor. A lovely, large
wood-burning fireplace, finds its place in the
centre of this room. Its modern features are
well combined with some old fashioned
details, as the skilled artisans who designed
it used the Luserna-stone made `moggioni`
and footings that belonged to the old house.
The fireplace is electrically ventilated and
has two fronts; it can also heat the main
sleeping room on the second floor. Three
large windows brighten the living room and
a French door gives access to a wide
balcony. Through a double door, the living
room connects to the large, bright kitchen
which, through another French door
accesses another balcony. A spacious
pantry is accessible from the kitchen. On
the same floor is located a large bathroom
with window and a large shower. Two wide
windows brighten a staircase leading to the
sleeping area on the second floor. On the
same floor, a spacious chamber connects
with the three sleeping rooms, each having
a small balcony facing the bell tower and
the domed church of St. Michael. The
master bedroom has a large and bright
private bathroom with a comfortable
bathtub. Two small terraces can be seen
through a pair of picturesque, triangle-
shaped windows. On the same floor is
located a very practical closet and a
spacious room which, although not currently
in use, it is prearranged to become a third
bathroom, with the possibility of fitting a
whirlpool tub. The house has a total of 5
balconies. All the window frames are in
modern, white PVC and guarantee a perfect
thermal insulation. The awnings of the three
small balconies on the second floor can be
easily operated electrically from the inside.
A modern heating system, installed in
January 2010, heats the three floors,
ensuring the highest energy saving. The
70mm-thick load-bearing and all the exterior
walls are insulated, to guarantee the most
efficient energy savings. The house is in
Borgo D` Ale, a rich, quiet rural village of the
hilly countryside that surrounds the Lake of
Viverone, a tourist site only 8 minutes by
car. The A4 motorway (Milan-Turin) is
quickly accessible; the Malpensa airport
(Milan) is 50 minutes by car and the Caselle
airport (Turin) 25 minutes. Downtown Milan
is reachable in 60 minutes by car; Turin
downtown in 25 minutes. Biella, the town
that has made the Italian fashion known
world-wide, thanks to famous brands such
as Ermenegildo Zegna, is 30 minutes by
car. The area offers also outlets and
exclusive mills` stores, a real heaven for the
`made in Italy` shopping and for luxury items
in general. Vercelli, the picturesque town
surrounded by rice fields, hosting many art
exhibitions, is 20 minutes by car. Another 20
minute-drive takes you to Ivrea, the Town of
the Computers, well known also for its
famous Carnival, featuring the yearly
traditional `battle of the oranges`. The main
ski resorts of Valle d`Aosta, Cervinia being
one of the most famous, are an hour-drive,
while Genoa can be reached in 90 minutes
by car, as well as many exclusive seaside
resorts of Liguria. In walking distance from
the house, the surrounding countryside
offers, in the springtime, a lovely variety of
pink shades along with the scent of the
peach-tree blossoms. Huge estates, in fact,
make up the area`s main interest, together
with the kiwi fruits plantations. Borgo D` Ale
is the largest producer of peaches and kiwi
fruits in the whole region. Trekking paths
and mountain bike trails are very close to
the house, while the nearby woods
treasure the ruins of roman churches and
archaeological sites from the Celtic time, the
famous `Pera Cunca` being one of
third Sunday of the month,
Borgo D` Ale becomes an antique heaven,
as it hosts one of the main and busiest
street markets of antiques in all of Italy. The
house offers a comfortable and refined
environment, where peace and relaxation
blend to form the dominant dimension. A
walk through the quiet village streets will
convey the scents of the countryside and
the calmness of the woods. Its location is
highly strategic: close to big cities, to the
sea and the mountains, yet still providing a
peaceful and relaxing setting .
